Here we share our 5 tips to prepare your home for a viewing.

 

1. Temperature – A viewing, oddly isn’t just about what people see. It is also about how they feel. Make the room feel comfortable at a temperature that is warm and cosy. Be prepared to show prospective buyers the simplest ways to adjust controls.

2. Declutter – Clutter makes a room feel smaller, it will make it harder for the person to imagine living in your home. Make sure distinctive features are fully appreciated – especially the fireplaces! During viewings turn off the TV and any music that may be distracting. Clear away the mountain of sponges, children’s bath toys, and dry folded towels.  Pet bowls should be cleared away, and always let in a blast of fresh air to clear any stale cooking smells.

3. Make The Outdoors Appealing – The front garden is the first thing that people see. You don’t get another chance to make a good first impression. Sweep away the leaves, weeds, cut the grass and even get yourself some little flowers to make your front door look welcoming.

4. Style and Accessorise – Style and accessorise by making up the beds with fresh neutral linen, turn on lamps and add flowers and fresh fluffy towels.

5. Remember everything is open to view – Fix chips in the woodwork, cracks in the plaster, broken tiles or glass. Consider you are going to view the property for the first time. Everything will be open to view, from the walk in wardrobes to the airing cupboards, make sure every detail is clean and tidy. If you’re going to spend on repairs or improvements prior to a viewing, do it in the kitchen! The kitchen is a major selling point for most people, so having top-of-the-line appliances and features is a great idea.

 

ALSO: Freshly brewed coffee or baked bread are still the most appealing aromas to be found in the kitchen – it’s a cliché, but it’s true!
