So how do you celebrate the Christmas festivities and try sell/let your house? Here are our tips to keep your visitor interested and not overwhelmed by decorations!

 

1. Minimalism

Less is more! Keep it minimal this Christmas, especially if you have a lot of viewings. I would say keep to one colour that complements the existing colours in your home. Don’t go overboard with the decorating that you do as it will be a massive distraction. You want them to feel at home in your property and to imagine themselves living there, so keep it minimal, clean and tidy. Depending on what property you own, whether it be a cottage or modern apartment there are traditional and contemporary decorations that can keep in style with your home rather than competing or over shadowing it.

2. Oh Christmas Tree – Oh Christmas Tree

The size of the Christmas tree is very important. If you are going for a large tree this year, make sure it isn’t too big for the room. Imagine you were trying to squeeze a king sized bed into a small room, it will make everything look cramped. A tree that is larger will make the room seem smaller than it actually is, it is an illusion you don’t want people to see when they view your house to buy or rent. Imagine the awkwardness of those having to squeeze past the tree and all the decorations to get into the next room.

3. Be Careful of Clutter

Houses in December can get very cluttered. With all the extra furniture, accessories, presents, giant food stocks and boxes stored ready for the season, these things can take up valuable space that you need to be showing off – so try keep these items out of sight for viewings. “It’s all about first impression” and you want to stand out among your competitors by highlighting your home’s strengths!

4. Enhance the warmth

Winter is a dark time of year so make sure you add lights indoor and outdoor to give a cosy feeling to your home, this increases the warmth feeling to your home too. You can elegantly decorate your home with candles, adding a few simple lights BUT save the rest of your flashing coloured crazy collection of lights for your new place as these are incredibly distracting! This season is a cold one, make sure you have a warm and welcoming home so that when you invite them in you can instantly enhance their mood and get a good first impression. With it being a cold season, people tend to stay at a viewing for longer to avoid going back into the cold so they will have more time to admire all of your homes best features, so make sure you showcase it the very best you can.

5. The Senses

So you have staged your house with enough sparkle, minimal decorations, a tree that fits and hidden the clutter. It is now time to play with the senses. A touch of the smell of baked cakes, cookies, christmas and even soft music can affect the ambiance of your home. The touch of emotional senses will get visitors to soon start imagining their own family living there!
