Marketing tips to Sell & Let your home!

Whether you are planning, trying or struggling to sell/let your home, this blog focuses around how you can market your home right first time! Great marketing can mean the difference between getting your home SOLD/LET or sitting on the market for years to come.

At Alexanders we use a range of property portals to market your home, and as great as they are – if your home is not advertised to its full potential, your perfect buyer could easily scroll past you. What sort of things should you look out for? Here are some things you should review below:

 

Photography

Photography is so important when it comes to marketing. To paraphrase a well-known saying “a picture is worth a thousand words.” Having the best photography means that you will stand out from your competition online.

Grabbing the interest of a potential buyer/tenant starts with the photography of your home. If they look like they have just been snapped in a hurry they will simply move onto the next property.

We have recently taken a few photographs of houses in Twilight. This is where the team set up and wait outside to get that perfect ‘golden hour’ shot when the house and sky are in perfect harmony, complimenting each other. The results have been great, showing homes in a way that no daylight photograph can! This is one of the ways we stop people in their tracks!

 

Advertising

Where is your home advertised? With the popularity of online media there are so many opportunities other agents are missing out on to market homes. Apart from being in the windows and on their website, there are so many other ways your home can be showcased.

We make sure your home is searchable and can be seen EVERYWHERE online. Last year we introduced Virtual Reality Tours where you can view homes without even leaving your seat! We are the only agent in Aberystwyth to have introduced this way of marketing and the results have been great. The power of video allows you to find house hunters from all over the world.

 

Social Media

No marketing tool or technique plays a bigger part than social media! Being a marketing consultant, another aspect of my role at alexanders is spending time regularly interacting with followers, landlords and potential buyers/tenants! If you have not seen our Facebook page already then let me fill you in on what we do.

Every home we market is unique, we promote the best aspects of the home by adding enticing images and videos onto our Facebook, Twitter, Instagram and so on…

This gives us the opportunity to target customers for you even when our office is closed.

The message here is that there’s so much you can do to be seen, let and sold! At the very least, I hope this article will make you feel that you can take back some control of the marketing of your property – and at best, you might just find yourself a buyer/tenant!
