1. What should I do to get my property ready?
Presentation
Finish off any DIY jobs, a fresh lick of paint, professionally clean the carpets, tidy up the garden. Look at your property through a prospective tenants’ eyes, after all it will be their home for a period of time. You want to show your property in the best possible light to attract the best quality tenants who will look after your property.
Do you want to let your property unfurnished or furnished? If you are able to offer both options, it will mean that your agent can market it to a wider audience.
It is essential that your property is not only habitable but also safe for your tenants and there are certain requirements that you must comply with:
EPC
It is a legal requirement that you have an Energy Performance Certificate. You will not be able to market your property without one, so arrange this straight away. They are valid for 10 years.
Gas Safety Certificate
You will need to carry out annual gas safety checks on the property by a registered Gas Safe engineer
Electrical Testing
Arrange to have all portable appliances tested (PAT Test) annually also
Smoke Alarms
All properties built after 1991 must be fitted with mains powered alarms, if your property is older than this do still get smoke alarms fitted as a must.
Furniture and Furnishings
It is illegal to provide furnishings that do not comply with the 1988 Furniture and Furnishings Fire & Safety regulations, so do check.
Inventory
It is advisable to prepare a professional inventory before your tenants move in. This will help avoid any issues that may arise at the end of the tenancy.
2. What kind of service am I after?
Fully Managed
Many tenants prefer a property that is managed by the agent as It gives them peace of mind. We will handle all aspects of the day to day management of your rental property providing you with a full management service to include a full inventory and condition report, rent collection, quarterly property inspections, tenancy renewals, arranging any maintenance quotes and repairs and of course being the first point of call for the tenant. This allows you to step back completely and take it easy knowing you are in safe hands, let us take the stress.
Let Only
This service is better suited to the Landlord who likes a hands on approach. We will still market your property in the same way through On The Market, Zoopla and Prime Location as well as our own website. We will accompany all viewings and then when a suitable tenant is found we will verify their credentials by carrying out all relevant checks and handle all the paperwork before they are able to move in. You will then take the lead on the day to day management.
3. What’s it going to cost me?
Fully Managed – 15% of rental income + VAT (for the term including any renewal)
Our fully managed service is the simplest way for you to start generating revenue from your property. We take care of the whole process for you, from erecting a board outside your property and finding you a tenant to conducting the move out inspection and cleaning the property ready for the next tenant to move in! This is what the majority of our landlords choose to do with their properties as it makes your life that much easier, as we do all the work for you!
Let Only – First months rent + VAT
If you’re the type of person who is a bit more “hands on” than the average person, then perhaps our Let Only service is better suited to your needs. Our “Let Only” service includes listing the property on our website and relevant portals, conducting viewings, collecting the bond and guiding the tenant through signing the lease. Once they’ve signed the lease we hand your new tenants over to you and you go from there.
Inventory Fee – £75 – £125 (Depending on size of the property)
