How much will I have to pay and to who?
Energy Performance Certificate
You will need by law to supply an Energy Performance Certificate (EPC) for your property. These typically cost from £50 – £100. These are valid for 10 years so it may be worth checking if the property already had one commissioned in the past and if it is still valid. You can check here
Legal / Conveyancer Fees
You will need a property lawyer or conveyancer to handle the selling and purchase of your property. These charges can vary from around £400 upwards depending on the complexity of the transaction. Try to choose a local conveyancer with good local knowledge and experience. We can help guide you to firms that we know and trust.
Estate Agent Fees
Don’t be tempted to go with the agent that offers you the highest property valuation and the cheapest fee. You may be disappointed in the service you receive. Mortgage Fees
Remember that if you are buying and need a mortgage you will most likely have to pay a mortgage broker fee and a mortgage valuation fee. Remember the mortgage valuation is prepared for the lender and does not go into great depth. It is merely to satisfy the lender that the property is worth what you are paying for it and that there is appropriate security for the loan.

If you decide to have an independent survey on your next purchase, and we recommend that you do, you will need to choose a qualified RICS registered surveyor. We will be happy to give you details of our preferred surveyor. Costs will vary depending on the type of survey you choose. Typically you can expect to pay anything from £250 for the most basic condition report up to over £1,000 for the most detailed building survey.

Home and Content Insurance
You are required to have this in place on exchange of contracts. Your solicitor or mortgage advisor will be able to advise you further.
Contingency Fund
