Floorplans are a relatively new addition to property details. Originally they were only made available from either very grand homes or builds. Now nearly everyone home has one when they come to market but what are they and why are they so important? 

A floorplan is a diagram of a room or building viewed from above and used for planning. They can include measurements, furniture or appliances depending on what the purpose of your plan is for. When it comes to Estate Agency, they are extremely useful to help buyers design their furniture layout, wiring systems and much more. A good floorplan can also increase the enjoyment of a home, show the potential if walls are to be taken out or amendments to be made to the home, and they can even increase its resale value.

 

Reasons why you should have a floorplan when marketing your home:

  1. Sometimes when viewing a home, the current homeowners have their belongings everywhere so it is hard to imagine the space without it. By seeing a floorplan, the room can be seen in a new light and that “junk” room filled with the homeowners belongings can now easily be seen as another room.
  2. Photography is usually the first thing to draw viewers attention on property portals but before prospective viewers make a booking, they usually check the floorplan to see if the house is suitable for their needs, in terms of size and layout. The photography will only capture the best parts of the home so the floorplan will show the cupboards and hidden spaces you can’t capture on photos.
  3. With the amount of viewings prospective buyers go on to find their perfect home, the floorplan is usually a quick reminder for them after viewings. After viewing several properties, it is easy for the memory to be blurred, especially if they have viewed a range of homes in a quick time. The floorplan will be what they look at as a final decision maker, which home has more space? Reminding them of the en suite that they forgot about, or the loft room.

Here is a quick example without measurements – this was dedicated to the compass, showing the orientation of the house. Many buyers are keen to know where the sun is facing which can be added to a floorplan.

 

The Statistics… 

Rightmove released a study in 2013 that suggests that buyers consider floor plans to be essential when looking at homes. One in five said they would ignore a property without a floor plan. They also rated floor plans more important than photos and the description of the property.

Adding a floor plan to a real estate listing can increase clicks on the portals from buyers by up to 52%.

You can also use a floor plan to communicate with contractors and vendors about an upcoming remodelling project.
