When your home goes on the property market, you will want to ensure it looks at its best so that home owners can see its full potential.

Photography is one of the most important elements of your property marketing, buyers start their search online, this is the way to grab attention, make them want to read your home profile and make the arrangement to see your home in the flesh. Having your home ready for photography is hugely important. This process is the creation of great quality and the old cliche that, “a picture speaks a thousand words”. The question is how do you prepare your property to allow the photographer to get the very best results?

1. Furniture Placement

Making certain furniture around can create an impression of space, you want to show the buyer how much space they could potentially have when all of your furniture has been removed.

Consider where you want your photographs to be taken from, if one corner is full of clutter it will not be appealing so get rid of it to show off the empty space.

2. Tidy and Declutter

Less is definitely more in photography! As I said in the last point, by removing clutter it allows the buyers to concentrate on the room itself and the space within it. A great example of a room to declutter is the bathroom. Items that sit on surfaces or around the shower/bath prevents the photograph looking its best.

A fireplace is a feature in some properties, if there are random items cluttered or detracting away from the lovely feature it will simply hide it when it should be shown off!

3. Make the beds

Speaking of tidying and decluttering, making the beds makes a HUGE difference. Taking a few extra minutes to dress a bed, smoothing the duvet and plumping the pillows instantly gives the vibe of a clean and organised home. It is one of the biggest pieces of furniture so it is vital that it looks its best in the photographs.

You can even dress the beds with nice throws and cushions to brighten up the room.

4. “Staging” and “Dressing”

Adding details here and there such as fresh flowers and a bowl of fresh fruit can brighten up the room. You don’t have to put them in every room, but the kitchen, lounge and bedroom will look more attractive with fresh flowers.

Ensure your home is well presented and remove items that are unattractive such as the bins or boxes of tissues on the bedside table.

5. Lighting

Get some natural lighting in, open the curtains and blinds to maximise natural light. Adding candles and turning on lamps will add warmth.

Lighting makes images look more inviting and less dull. Lighting can be the difference between a breathtaking photograph and a terrible one.

6. Pets

If you are a pet owner and love your pets, the buyer of your property may not be so in order to keep them interested and not be put off, tidy up the water bowls, beds, toys. Importantly clear your back garden of pet waste! And use a lint roller on furniture to remove pet hair!
