Have you got your new year’s resolutions in order yet? How about selling your home?

The market is certainly warming up again and if you’re really dedicated to selling your house this year, you need to take decisive action. Here is my quick guide to selling before Christmas comes around again!

1. Take a break from the market

If you have been trying to sell for a while now and have had disappointing results, I would take a break from marketing the property. As I have said in previous articles I have written, as a rule, I would withdraw from the market for a month every 6 months or so. This prevents your home from becoming stale and keep from being at the bottom of the list on the portals.

2. Change your Estate Agent

Not every agent is right for every home, not every home is right for every agent. The simple change can make all the difference. Sometimes just a new approach is enough to refresh your marketing and target new buyers. If it is your first time putting your home on the market, make sure you do your research and find the perfect agent for you.

3. Stage your home

Ask your family and friends their honest opinions on the way your home is presented. Look at home magazines and try emulating that in your home. Show buyers the lifestyle they could have in your home.

4. Use an agent with a professional photographer

This is one of the most important factors of marketing a property. The photographs are so important as they are the first thing potential buyers see. All it takes is a great photograph of your home to get people interested and through the door.

5. Don’t settle for a bad brochure

Only accept a brochure that does your home justice! To really stand out and tempt your buyer to view your home, your brochure needs to stand out above the rest. Photography, details, floorplan and measurements all matter enormously.

6. Time your re-launch online carefully

There are times of the year when activity is higher. Focus on selling in Spring, early Summer or early Autumn.
