How much will I have to pay and to who?

Energy Performance Certificate

You will need, by law, to supply an Energy Performance Certificate (EPC) for your property. These typically cost from £50 to £100. These are valid for 10 years, so it may be worth checking if the property already had one commissioned in the past and if it is still valid. You can check here

Legal / Conveyancer Fees

You will need a property lawyer or conveyancer to handle the sale and purchase of your property. These charges can vary from around £400 upwards, depending on the complexity of the transaction. Try to choose a local conveyancer with good local knowledge and experience. We can help guide you to firms that we know and trust.

Estate Agent Fees

Don’t be tempted to go with the agent who offers you the highest property valuation and the cheapest fee. You may be disappointed in the service you receive. Choose an agent who personally has good local knowledge. Here at Alexanders, your team is all local, still live locally, and have over 30 years combined experience in the area.

Stamp Duty Land Tax

Please see our page dedicated to stamp duty and how it is calculated.

Mortgage Fees

Remember that if you are buying and need a mortgage, you will most likely have to pay a mortgage broker fee and a mortgage valuation fee. Remember, the mortgage valuation is prepared for the lender and does not go into great depth. It is merely to satisfy the lender that the property is worth what you are paying for it and that there is appropriate security for the loan.

Friendly, helpful and professional. I have been renting a property through Alexanders as a student at Aberystwyth University for 12 months now, and have just renewed for another 12 months. Any problems within the property have been fixed without delay and whenever we have needed to visit the office it is always a good experience. Highly recommend for anyone wishing to rent a property as a student in Aberystwyth.

Surveys

See our page on types of surveys.

If you decide to have an independent survey on your next purchase, and we recommend that you do, you will need to choose a qualified RICS-registered surveyor. We will be happy to give you details of our preferred surveyor. Costs will vary depending on the type of survey you choose. Typically, you can expect to pay anything from £250 for the most basic condition report up to over £1,000 for the most detailed building survey.

Removal Costs

These can vary widely depending on the service you require. We will be happy to guide you to local removal firms that we know have given great service.

Home and Content Insurance

You are required to have this in place on the exchange of contracts. Your solicitor or mortgage advisor will be able to advise you further.

Contingency Fund

We don’t like to think about anything going wrong and will strive to ensure that everything from our perspective is carried out efficiently and seamlessly during the sale process, but putting some money aside ‘just in case’ is always a good idea.
