The short answer is yes.

Since 23 November 2015, all Landlords with privately rented property let out on a domestic tenancy in Wales are legally required to register with Rent Smart Wales in order to comply with the law. Once you’ve registered your property online and selected us as your managing agent, it’s no longer something you have to worry about as we take care of everything else for you.

Rent Smart Wales is a piece of legislation in place to administer requirement for landlords and agents in Wales to register with the government and establish a set of standards that can be adhered to throughout the industry. One of the requirements for this new legislation requires agents and landlords to acquire licences and training when dealing with rented property within Wales. Cardiff Council is the licensing authority that will be dealing with the licences in every local authority area within Wales.

If you’re a landlord, you are required to register your properties with Rent Smart Wales. This can be done on their website: www.rentsmart.gov.wales

Once you have registered your properties, you then have to apply for a landlord’s licence if you plan on maintaining the properties yourself, and then go on a training course to be approved for said licence. The cost of the landlord’s licence varies depending on application method and how you own your properties (i.e., single ownership, joint ownership, limited company, etc).

The other option is to give your properties to an agent to manage them for you (hello), and we’ll take care of everything for you.
